These Terms of Use are an agreement between you and Onnu Colabs for access to Chaabi. By creating an account, accepting an invitation, purchasing a subscription, or using the service, you agree to these terms. If you use Chaabi for an organization, you represent that you have authority to bind that organization.
1. The service
Chaabi provides property-operations tools, including records for properties, units, occupants, applicants, owners, vendors, leases, rent, expenses, work orders, documents, communications, inspections, building controls, exports, backups, and connected role-based portals. Features vary by plan, device capability, jurisdiction, and enabled integration.
Chaabi is operational software, not legal, tax, accounting, engineering, life-safety, or professional advice. Templates, reminders, calculations, and regional guidance must be reviewed by a qualified professional before they are relied upon.
2. Accounts and organizations
- Provide accurate information and keep your credentials secure.
- Use role assignments and invitations only for authorized people.
- You are responsible for lawful authority to collect, upload, share, and process information about tenants, applicants, owners, vendors, employees, and other people.
- Notify us promptly at hello@onnucolabs.com if you suspect unauthorized access.
3. Subscriptions and billing
Paid iOS subscriptions are billed through Apple. The price, currency, billing interval, trial, and renewal terms shown by the App Store at purchase are authoritative. Subscriptions renew automatically unless cancelled at least 24 hours before the end of the current period. Manage or cancel through your Apple ID subscription settings. Deleting the app or selecting a different in-app experience does not cancel an Apple subscription.
Restoring purchases uses the Apple ID that made the purchase. A downgrade may prevent new premium actions but will not intentionally erase existing customer records. Apple handles payment, refunds, and applicable App Store billing rules.
4. Customer data and responsibilities
As between you and us, you retain your rights in the records and files you enter. You grant us the limited rights needed to host, secure, synchronize, back up, transmit, render, and otherwise operate the features you choose. You must maintain appropriate notices, consents, retention rules, legal holds, and access controls for your use.
Keep independent copies of business-critical records and test restore procedures. Device storage, third-party providers, connectivity, and user actions can fail. Chaabi provides encrypted export and backup tools, but no system can guarantee uninterrupted availability or zero data loss.
5. Acceptable use
You may not:
- access another organization or person without authorization;
- upload malware, unlawful content, forged records, or content that violates privacy, intellectual-property, housing, employment, or consumer-protection law;
- bypass security, rate limits, plan limits, moderation, or access controls, or probe the service except under written authorization;
- use communications, applicant screening, or automation for unlawful discrimination, harassment, spam, or deceptive practices;
- reverse engineer or interfere with the service except where law expressly permits it.
6. Records, deletion, and suspension
Chaabi distinguishes disposable drafts from operational, financial, signed, evidentiary, and audit records. Some records are archived, voided, reversed, redacted, or access-revoked instead of immediately hard-deleted so dependent records and legally relevant history remain coherent. Organization administrators are responsible for selecting lawful retention settings and responding to legal holds.
We may suspend access to protect users or the service, investigate misuse, comply with law, or address unpaid amounts. Where practical, we will provide notice and an opportunity to export customer data.
7. Third-party services
Optional features may use Apple, Supabase, Vercel, communications, mapping, document-signing, email, printing, calendar, or other providers. Their terms and availability also apply. We are not responsible for a third party's independent service, but we remain responsible for our own handling of information as described in our Privacy Policy.
8. Intellectual property and feedback
Chaabi, its software, design, and branding are protected by applicable intellectual-property laws. Subject to these terms and any App Store rules, we grant you a limited, non-exclusive, non-transferable license to use the service for its intended purpose. Feedback may be used without obligation, but it will not transfer ownership of your data.
9. Availability, warranties, and liability
The service is provided on an “as available” basis to the extent permitted by law. We do not promise that every jurisdictional template, calculation, reminder, integration, or device feature is error-free or suitable for a particular legal outcome. Nothing in these terms excludes rights or liability that cannot lawfully be excluded.
To the extent permitted by law, neither party is liable for indirect, incidental, special, exemplary, or consequential loss. Our aggregate liability relating to the service will not exceed the greater of the amount you paid us for the service in the preceding 12 months or CAD $100. This limitation does not apply where prohibited by law.
10. Apple terms
For the iOS app, Apple is not a party to these terms and has no responsibility for the service. The app license is also subject to Apple's applicable App Store terms and, where no custom end-user license is presented, Apple's standard Licensed Application End User License Agreement.
11. Changes and contact
We may update these terms for security, legal, or product changes. We will post the effective date and provide additional notice when a material change requires it. Continued use after an effective update constitutes acceptance where permitted by law.
