Everything you need to run Chaabi, in the order you'll meet it. When in doubt, the app's behavior is the source of truth.

Getting started

On first launch, Chaabi asks you to name your workspace — you can always change it later. Pick a tier: Solo, Portfolio or Pro. Feature gating is a content concern; the app works fully offline on every tier.

From the welcome screen, tap Open My Dashboard to begin, or I already have an account to restore an existing setup.

Properties & units

A property holds one or more units. Add a property from the Properties tab, then add its units — each carries occupancy and rent. Occupancy and vacancy loss recompute the moment a unit changes.

Mark a unit as your primary residence from Sidebar → Account → Primary Residence. Primary-residence units are excluded from the leasing pipeline and KPIs.

Tenants & leases

A tenant ties to a unit and a lease. Each tenant profile keeps household members, pets, vehicles, attachments, notes and a communication log in one place.

Draft an Ontario standard lease in the guided wizard, then export a clean PDF ready to sign. The lease ties the tenant to the unit and the rent roll tracks collection against it.

Rent roll

The rent roll lists every unit and its payment state for the month. Tap Mark rent received to log a payment — collected and outstanding totals update live.

Late, paid and partial states are color-coded: green for paid, red for late. Per-unit history is kept so nothing gets lost between months.

Work orders & vendors

Open a work order for any maintenance issue, assign a vendor by trade, and track it from pending to in progress to done. Costs roll into the property's expenses automatically.

Vendors you assign can update their jobs from the Vendor Portal — status changes sync back to the app within seconds.

Document vault

The vault keeps leases, receipts, forms and IDs encrypted on device, behind a biometric lock. Scan a document straight in with the camera, or import a file.

Forms, files and drafts each have their own tab. Nothing leaves your device unless you opt into cloud sync.

Marketing & ads

Track where each vacancy is advertised — Kijiji, Facebook Marketplace, Realtor.ca, Rentals.ca and more — on an ad timeline. Add lawn signage and listings to see your cost to fill a unit.

Cloud sync & portals

Cloud sync is opt-in and off by default. With it off, the app makes zero network calls and works fully offline. Turn it on in Settings → Cloud Sync to mirror your data and power the web portals.

Restore from Cloud is additive — it merges, it never overwrites or deletes your local data. Landlords, tenants, applicants and vendors each get a portal that reads and writes the same secure, org-scoped data.

Tips & shortcuts

Chaabi puts haptics on every meaningful tap and ships home-screen and lock-screen widgets for rent roll, tasks and portfolio health. Siri App Shortcuts and 3D-Touch quick actions get you to common screens fast.

Pull to refresh on list screens pushes pending writes and pulls portal updates when cloud sync is on.
